Laundry and bed linen change is an additional service for an apartment, rental property, house or short-term rental property. It helps quickly prepare the sleeping area after a stay, before the arrival of guests, tenants, owners or before the next check-in.
The service is especially useful for rental apartments, properties with a remote owner, apartments after guests, family homes and properties where it is important to maintain cleanliness and a neat bed appearance without the owner being personally present.
Before starting, the cleaner checks where the clean bed linen is located, where used linen should be placed, whether laundry needs to be started, which products should be used and which care instructions must be followed. If the owner is not on site, the details can be agreed in advance with the manager.

- Separating laundry by areas or sets, if specified by the owner in advance
- Placing laundry in a basket, bag or agreed location
- Preparing laundry for washing on site if the service includes starting the washing machine
Laundry on site
- Loading laundry into the washing machine
- Using detergent provided at the property
- Selecting a standard washing programme if there are no separate owner instructions
- Starting the washing machine if the appliance is working properly
- Notifying that the wash has been started, if photo or video confirmation is required
- Moving laundry after washing, if agreed and possible within the service time
Drying laundry, if agreed
- Hanging laundry on a drying rack, if available on site
- Moving laundry to a tumble dryer, if the appliance works properly and this is agreed
- Starting a standard drying programme if the owner has given permission
- Placing laundry in the agreed location after drying, if possible within the service time
Photo and video confirmation
- Photo of the bed before linen change, if required
- Photo of the bed after making it with a clean set
- Photo of used linen in the agreed location
- Photo of washing or drying start, if the service is performed without the owner present
- Short comment to the manager or owner if needed
What is not included in the basic service
The basic service price does not include:
- Professional dry cleaning of linen
- Ironing bed linen
- Hand washing delicate fabrics
- Removing complex stains
- Bleaching linen
- Washing carpets, bedspreads, heavy blankets and bulky textile items without separate agreement
- Washing items with individual care requirements without owner instructions
- Sorting a large volume of personal belongings
- Checking pockets, labels, fabric composition and special care modes
- Buying detergents, fabric softeners or laundry bags without separate agreement
- Delivery of linen to or from a laundrette
- Responsibility for shrinkage, colour transfer, fading, deformation or damage to linen if exact care instructions are not provided
These tasks can be calculated separately if they are possible to perform, safe and agreed in advance.
Important limitations
Clean bed linen must be prepared in advance and available at the property in an accessible place. If there is no clean set, the cleaner will not be able to complete a full linen change.
We do not decide which items should be washed together if there are no instructions from the owner. Coloured, white, dark, delicate, wool, silk, linen and non-standard fabrics may require different washing programmes.
If the linen has blood, urine, vomit, mould, strong odour, biological contamination or signs of insects, the service may be limited or cancelled. In such cases, separate agreement is required, and sometimes specialised treatment or disposal may be necessary.
We are not responsible for linen damage if the fabric has old stains, weak fibres, unreadable labels, unknown composition, traces of previous incorrect washing or if the owner has not provided exact care instructions.
The washing machine or tumble dryer must be in working order, connected and safe to use. If the appliance is faulty, leaking, sparking, does not start or raises safety concerns, the cleaner will not use it.
Our approach
We perform bed linen change and laundry according to a clear technical cleaning card: first, we confirm the instructions, then remove the used set, make the bed with clean linen, collect textiles for washing and perform the agreed actions with the appliances on site.
The main goal is to prepare the bed neatly, organise the linen and reduce the risk of mistakes during property servicing. This is especially important for rental apartments, where a clean and properly made bed directly affects the guest’s impression.
Before/after photo or video confirmation is available on request, especially if the service is performed at a property without the owner present.
Payment and documents
Payment is made on site after the service: in cash or by card via payment link.
The service price is excluding VAT. If you need an official invoice, 21% VAT is added.
By placing an order for laundry and bed linen change, you agree to the offer agreement, service rules, limitations related to laundry, fabric care, appliance use and responsibility for the condition of linen.
