Recurring property inspection service with 1 scheduled visit per month.
The service is suitable for second homes, holiday properties, vacant apartments and other residential properties where the owner is regularly away.
Each visit includes a visual inspection of accessible interior areas and, where applicable, accessible exterior areas.
The property is checked for obvious signs of damage, water ingress, damp, mould, broken items or other visible abnormalities.
Accessible doors and windows may be checked for visible damage and whether they appear properly closed.
Visible signs of leaks around sinks, toilets, showers, water heaters and other accessible plumbing areas may be noted.
Where agreed and safely accessible, basic visual checks may include the electrical panel, air-conditioning units, water heater and other installed equipment.
The inspection does not include dismantling equipment, opening concealed areas or carrying out specialist or invasive testing.
Photos are taken during every scheduled inspection, including the general condition of the property and any visible problems identified.
A brief photo report is provided after each visit with observations requiring the owner's attention.
If an urgent issue is identified, the owner may be notified so that a separate repair, contractor visit or emergency call-out can be arranged.
The inspection report records the visible condition of the property at the time of the visit and is not a technical survey, engineering report or legal property inspection.
Cleaning, repairs, maintenance work, contractor supervision and other property-management tasks are not included unless separately booked.
Additional inspections beyond the 1 monthly scheduled visit are charged separately.
Access must be arranged through the owner, authorised representative or an active key-holding service.
